Creating a vibrant and cohesive community within multifamily housing begins before residents move in. Intentional strategies aimed at both engagement and retention are key. At the same time, the first impression when prospects walk through the doors and envision their next chapter is crucial. When residents feel connected and valued, they are more likely to stay longer, reducing turnover rates and fostering a positive living environment. Here are a few strategies my teams have utilized over the years, proven beneficial for both residents and our teams.
Foster Open Communication: Regular updates and newsletters are excellent ways to connect. Keeping residents informed about community happenings fosters a sense of belonging. Whether printed or digital, newsletters can include updates on community events, maintenance schedules, seasonal tips, and policy changes.
Encourage Feedback: Creating comfortable avenues for residents to voice concerns and suggestions is crucial. Open forums, suggestion boxes, and surveys help management understand and address residents' needs promptly.
Host Community Events: Hosting community events can be enjoyable for residents and on-site teams alike. Social gatherings like barbecues, seasonal parties, and game nights build a sense of camaraderie and create a dedicated time and space for residents who live next door to each other to become friendly neighbors, bond, and connect.
When our team moved across the country recently, we attended community events to meet neighbors, their families, and pets, ask for new doctor recommendations, and build a strong community bond that is hard to create by on your own.

Enhance Common Areas: Creating welcoming and functional spaces that are inviting is very conducive to socializing. Comfortable seating, free Wi-Fi, and well-maintained facilities encourage residents to spend time outside their apartments. More unique common area spaces that have grown in popularity include gardens that are practical and create a social space where residents work together.
Build an Online Presence: An interactive community website and active social media ensure a constant connection with residents. These platforms can be used to post updates, share event photos, and create a virtual community space.
In conclusion, building a strong community with high retention rates is a multifaceted approach that prioritizes communication, engagement, and personalized care. By fostering a sense of belonging and addressing residents’ needs promptly, property managers can create a community where residents feel valued and are happy to stay long-term.
