THANK YOU FOR SUBSCRIBING
Kam Kordi, Founder, CMCA and REALTOR®Alliv (pronounced like “olive”) brings that information together in an AI-enabled, agent-first architecture. Its intuitive software creates a single source of truth across governance, financial management, facilities operations and resident engagement. This gives management companies, HOA boards and property owners the visibility needed to support informed decision-making and strengthen operational oversight.
"We live by a simple philosophy that you cannot manage what you cannot measure,” says Kam Kordi, founder, CMCA, REALTOR®.
Before founding Alliv, Kam led enterprise application integration initiatives across healthcare, energy and hospitality. Leveraging SAP and Oracle, he partnered with business and technology leaders to modernize cross-functional operations, organizational restructuring and transformation initiatives, and integrate complex enterprise systems serving thousands of users. His focus on connecting people, processes, data and technology to deliver measurable outcomes became a foundational influence on Alliv’s design and philosophy.
Entrepreneurial experiences such as developing and architecting MyCarkit and the cloud-based Carkit CRM, a remote auto repair service matching platform, gave Kordi hands-on expertise in building integrated technology platforms. Managing communities through HOA Desk revealed that existing software addressed individual tasks but failed to connect broader community operations. Drawing on those experiences and industry conversations, Kordi developed Alliv to unify HOA, community and property management functions. It serves as an intelligent digital operating team that helps communities operate more effectively.
Operational Intelligence for Community and Property Management
Alliv strives to provide an ecosystem of specialized AI agents that support governance, accounting, maintenance, communications and administrative workflows. It transforms operational data into measurable insights that help communities make informed decisions and improve accountability.
Digital property walks enable managers to capture site observations, photos and maintenance issues that feed Alliv's facilities intelligence engine. Combined with work order history and operational data, these insights help identify trends, monitor building performance and detect maintenance risks before they become costly capital projects.
Ease of adoption is a distinguishing advantage. One self-managed HOA board with no management experience onboarded its community onto Alliv, established resident accounts, collected dues and began paying vendors in less than one week after underwriting approval. The rapid onboarding demonstrates the platform's intuitiveness, even for users with limited management experience.
Advancing Intelligent Enterprise Real Estate Management
Continuous improvement remains central to Alliv’s approach. Backed by more than three decades of combined application development experience, the engineering team works closely with customers through product feedback groups. New ideas and operational requirements move quickly into development, ensuring every enhancement is driven by operational needs.
Future development will deepen AI’s role across facilities and financial management, enabling AI agents to monitor operational indicators such as reserve planning, collection cycles, insurance readiness, structural maintenance and overall operational and structural health.
For Alliv, the future of community and property management is built on collaboration between people and technology. Its agent-first platform equips managers, boards and property owners with tools that simplify complex operations, support better decisions and strengthen accountability.
